  3. Obtain Rental Income comparisons – TPN 
  4. Based on photo’s – start estimating reno costs
  5. Based on aerial view could you: 
    1. Accommodate multiple families
    2. Sufficient Parking
    3. Alternative entrances
    4. Multi tenant garden space possible?
    5. Building layout options
  6. Schedule viewing if:
    1. Any of the strategies could work 
    2. Seller is motivated to sell
    3. Equity in the deal – seller could negotiate
    4. Could ISA work?
  7. During Viewing:
    1. Walk around the outside of the building first – aerial vs physical
    2. Will you be able to generate planned rental income or more?
    3. Will you be able to achieve rental income with estimated renovation costs?
    4. Request supporting documentation:
      1. Building Plans
      2. Municipal statement with breakdown of expenses
      3. Copy of Title Deed and zoning certificate
      4. Lease agreements
